- Which states are covered in Claract's jurisdiction libraryClaract's jurisdiction library is rolled out state by state. Each covered state includes fee-cap rules, notice-period rules, and a fair-housing language scan.
- What happens when my property is in an uncovered stateIf your property's state is not yet covered, Claract still runs the fair-housing language scan and general drafting checks but will skip state-specific fee-cap and notice-period rules.
- What fee cap information Claract checksFor covered jurisdictions, Claract checks late-fee caps, NSF/returned-payment fee caps, and any documented limits on lease-violation administrative fees.
- How renewal notice period requirements workSeveral states require landlords to give a minimum advance notice for renewals or non-renewals — often 30, 60, or 90 days depending on tenancy length.
- How fair-housing language review worksEvery review runs a dedicated fair-housing language scan in parallel with the main compliance review. It looks for language that could create fair-housing exposure — including phrasing about familial status, source of income, disability, and national origin.
